What is the difference between gross rent and net rent?

Gross rent is the total monthly cost including utilities and fees, while net rent is the base rent charged separately from utilities and other expenses.

When you see a rental listing for an apartment complex in Fort Worth, the advertised price reflects either gross rent or net rent, and the difference shapes what you actually pay each month.

Gross rent bundles the base rent, utilities (water, sewer, trash), and any community fees into a single monthly figure. The tenant sees one charge and knows the total housing cost upfront. This approach simplifies budgeting and billing.

Net rent, by contrast, lists only the base rent. Water, sewer, trash, parking fees, pet fees, and other expenses are billed separately or itemized on the lease. A listing showing $1,200 net rent may carry an additional $150 to $300 monthly in separate utility and service charges.

Why this matters: two Fort Worth complexes quoting similar-sounding rents may have very different actual costs. A gross rent quote of $1,350 is final. A net rent quote of $1,200 requires you to factor in what utilities and fees will add on top. Some tenants prefer the clarity and predictability of gross rent.
